According to the latest report from CBRE (Q1 2025), the city stands out for its high occupancy rate (89%) in flexible workspaces, reflecting strong and sustained demand.

The report, authored by Manuel Zea and based on a sample of 1,092 spaces registered on its portal www.coworkingspain.es in 2025, states that the average size of spaces in Madrid and Barcelona ranges from 1,341 m² to 1,490 m², respectively. The average for the entire Spanish territory stands at 807 m². Therefore, the floor space of Simur Spaces, at nearly 2,000 m², is above the average for Spain’s major capitals and doubles the national average.
As for rates, in Spain, a day pass costs €20.90/day and a meeting room costs €26.50/hour. The rates for both services at Simur Spaces are below that average price, with the added advantage of being a newly opened space, meaning its facilities are new, spacious, and filled with natural light.
