What does an office in Málaga really cost?

The short answer: rent is only part of it. To compare premises with a flexible office you need to add utilities, cleaning, service charges, maintenance, and the furniture and fit-out spread over the months of the lease, then divide by the number of people in the team. This calculator lets you do it with your own figures.

What doesn't show up on the rent invoice

A real case: a team of 20 people in 140 m² premises was paying about €3,000 a month including electricity, cleaning and internet. It looks cheaper, until you add what isn't in that figure:

Deposit and guarantees

With premises it is common to tie up several months' rent in the legal deposit and additional guarantees. Here, two months' deposit, with no bank guarantees or fit-out.

Fit-out and furniture

Desks, chairs, network, air conditioning, meeting rooms: an upfront investment that also loses value. Here the office is furnished and ready.

Space that isn't desks

With premises you also pay for corridors, toilets, a meeting room and a kitchen. Here you only pay for your office; the common areas are already included.

Management time

Suppliers, breakdowns, cleaning, receiving parcels, utility bills… Here it is a single invoice a month.

The size of the commitment

A lease usually ties you in for several years with the same space. Here you can grow or shrink to another office in the same building.
